All Seasons, LLC has been managing homes in the Colorado Springs area since 1983. We are licensed Brokers and knowledgeable about Colorado laws governing rental properties, owners/agents and tenant rights. We stay abreast of the latest changes to these laws. We do have an attorney at our disposal to inquire into legal matters, which may arise, and to provide expert legal representation in any type of court action.

We have more than 12 websites (to include the worldwide military website AHRN) that your property may be advertised on as well as the various newspapers here in town. Your listing will also appear in the local MLS where over 3500 Realtors will see it. The total cost for advertising is $100.00 per month during vacancy.

We are on top of current market conditions, which provides you with the highest values for your property and yet not over pricing so that your property doesn't remain vacant which is an expense to both of us.

All applicants are screened. We verify employment and rental references from at least 2 previous properties. We also run a full credit report and background check on the applicant. This is also at NO COST TO YOU

The property is video taped before and after every move-in. This gives us a visual record of the condition of the property. The videos are kept to verify conditions upon move-out and have helped in disputes from tenants about their security deposit. This is also done at NO COST TO YOU.

Our lease is quite extensive and detailed so that there is no question from the tenants as to what is expected. Tenants are also asked to sign a Crime Free Lease Addendum, which makes it easier to remove tenants that are engaging in illegal activity. We have other addendums, (Pet, Hot Tub, Asbestos and Lead Based Paint Disclosure) that will help minimize your liability. Our attorney professionally handles evictions.

All tenants are given a booklet explaining our policies and all tenants are required to watch an hour-long video, which explains all the paperwork they are signing as well as other detailed information about maintenance on the property, etc. We have found that this minimizes liability. Tenants are provided a cleaning guide that tells them exactly what we expect to be cleaned when they move out.

To protect your investment, we require all properties be cleaned and maintained according to our standards, which are above the industry norm. This then becomes the tenant responsibility to leave your home clean when they vacate.

Monthly inspections of the exterior are done in the summer when yard maintenance is so important. There is an inspection approximately 2-3 months after the tenant moves in and again before an extension of a lease is signed. We have found this helps prevent your home from looking like a “Rental Property.”

The Internet has become our best ally. With the improvement of Rental Property search engines, advertising here has become a most effective tool at nominal cost. Should you choose to advertise in local newspapers, we pass our reduced fees on to you.

Because of a downturn in the rental market a few years ago, we are available for showings every weekend. We feel this is the reason our vacancy rate is approximately one-half what it is citywide. We also have 24-hour emergency coverage for the tenants

Our Management Fee is a percentage of the rent collected. There is no fee when the property is vacant and we charge NO market-ups on repairs, advertising nor improvements.

Your monthly proceeds are mailed out between the 10th and 11th of every month. You are provided with a detailed statement, which keeps you informed of expenses. At the end of the year, you will receive an annual statement that is ready for your accountant.

We are actively involved in NARPM (National Association of Residential Property Managers) which holds us to a high ethical and professional standard. We are also a part of the Colorado Legislative Committee. We are a member of the Better Business Bureau, Chamber of Commerce, National Federation of Independent Businesses, Apartment Association, National Association of Realtors, Colorado Association of Realtors, and the local Board of Realtors.

In the event you later decide to put your property on the market, we have a Sales Division that can professionally market your home. If you already have a Realtor, we honor that relationship as well.
